What are our responsibilities as Landlords?

When looking for a new home to live in, it’s important you seek out a good potential home and Landlord. You can trust we will carry out our legal duties and commit to the following as standard:
Keep our rented properties safe and free from health hazards
Ensure all gas equipment and electrical equipment is safely installed and maintained
Fit & test smoke alarms and Carbon Monoxide alarms
Follow applicable fire safety regulations
Provide you with an Energy Performance Certificate for the property. The current legislation is that a property should be an E Rating as the minimum rating
Insure the property and or building
We will protect your deposit in a government- approved scheme
We many need to check you have the right to rent in England
We will issue you a copy of the  How to Rent checklist. You can access this here on the .gov website as this will help guide you through your renting journey whilst you are on the search. Landlords are obliged to issue you a copy of this, so make sure any Landlord is a caring, professional individual, or business

Tenants we are looking for:

It’s good for you to know that you have certain rights and what your responsibilities are if you’re a tenant in privately rented property.

As a tenant, you have the right to:
Live in a property that’s safe and in a good state of repair
Have your deposit returned when the tenancy ends subject to details within your tenancy agreement
Challenge excessively high charges
Know who your landlord is
Live in the property undisturbed
Be protected from unfair eviction and unfair rent

Your responsibilities

If you do not meet your responsibilities, a landlord has the right to take legal action to evict you.
You should give your landlord access to the property to inspect it or carry out repairs. Your landlord must give you at least 24 hours’ notice and visit at a reasonable time of day, unless it’s an emergency and they need immediate access.

You must also:
Take good care of the property, for example turn off the water at the mains if you’re away in cold weather
Pay the agreed rent, even if repairs are needed or you’re in dispute with your landlord
Pay other charges as agreed with the landlord, for example Council Tax or utility bills
Repair or pay for any damage caused by you, your family or friends
Only sublet a property if the tenancy agreement or your landlord allows it
We may also require a guarantor
Require you to pay a deposit
You are responsible for the insurance of your own contents
