If you are new to renting commercial premises, then it’s helpful for you to be aware of what is involved or a refresher if you have not kept up to date with legislation, so you may find the following information and links a useful guide for your business growth journey. Please note that some of our facilities can be offered on a licence basis which are shorter term contracts.

Although not a legal requirement, The Code is authorised by regulatory bodies including the British Council for Offices, The British Retail Consortium and the Confederation of British Industry. The code covers:

We have a legal duty and responsibility that all our commercial properties and communal spaces are safe for our tenants and all visitors:
Ensure the safety and maintenance of all fixtures and fittings owned by AHC Property Ltd
Provide Electrical Systems as stated in The Landlord and Tenants Act 1985; ‘safe at the beginning of the tenancy’ and ‘maintained in a safe condition for the entire duration of the tenancy’ for tenants, workers and customers. Your unit will be provided with the current EICR Certificate.
Issue the minimum standard of EPC Rating of E rating or above. From April 2023 it is illegal to renew a lease that does not meet minimum standards.
Carry out any Structural Repairs - Roofs, foundations and exterior walls.

Fire Safety in communal areas and checking and maintaining fire alarm systems.
Premises Insurance is organised by the Landlord but costs are payable to the Landlord as described within the particulars.
General upkeep and maintenance of communal areas.
As a business owner, you are responsible for the Health & Safety Work Act 1974 and that you comply with Fire Safety Regulations and provide a workspace with:
A Reasonable Temperature
Adequate lighting, space & ventilation
Drinking Water
Safe Equipment
Toilets & Washing Facilities

Any responsibility that is not mentioned in the lease will usually be yours as the tenant

You must ensure your fixtures and fittings are safe and maintained.
Provide a Gas Safety Certificate if appropriate.
Carry out PAT Testing on your electrical appliances.
Business Rates – You will need to contact the local authority and you can find out more about business rates on the .gov website
Keep the premises in good condition under your “full repairing and insuring lease”.
Responsible for non-structural repairs such as air conditioning and plumbing.
